265 Lytton

Palo Alto, California

Designed to connect with the surrounding community, 265 Lytton is a Spanish-style mixed-used development housing tech companies and residences in downtown Palo Alto. Due to a complicated site and the need to preserve the historic Tinney Building, DES designed an L-shaped configuration of the new three-story building, embracing the renovated Tinney Building and a preserved mature oak tree, and creating a charming courtyard for the lessees. The first and second floors include commercial and retail spaces while the third holds four residential units. The development also includes underground parking with a hidden back entrance for residents and employees.
