Honoring two projects designed by DES Architects + Engineers (DES A+E), the Silicon Valley Business Journal celebrated the year’s most impactful projects at the 2015 Structures Awards. The awards ceremony and dinner, hosted at the Fairmont San Jose, shined light on the top projects and people in the industry.
Moffett Place won Best Office Deal and Moffett Gateway was a finalist for the Best Green Project. Jay Paul Company recently leased Moffett Place — all 1.9 million square feet — to Google in a landmark deal. The jaw-dropping deal reflects how the City of Sunnyvale is quickly becoming the epicenter of Silicon Valley’s current tech boom.
“It’s believed to be the second-largest office lease [in the United States] since at least the Reagan era,” said Nathan Donato-Weinstein, a reporter for the Business Journal.
Moffett Place attracted Google with its tech-oriented architecture and expansive green spaces. In terms of the building design, articulated structural glass reduces the barrier between building and nature, reflecting the importance of openness in the tech industry. In addition to acres of ground-level green spaces, the campus integrates a two-acre rooftop park that literally takes amenities to new heights.
“When a project is embraced by the marketplace, it absolutely is a validating factor that your instincts have been correct in terms of what’s attractive to tenants,” said Tom Gilman, President and Principal at DES A+E.
A few blocks from Moffett Place, Moffett Gateway is also contributing to Sunnyvale’s revitalization. The Business Journal honored the project as one of the Best Green Projects. It is the first and only spec development under construction in Silicon Valley that is targeting LEED CS Platinum.
“Jay Paul leads the industry in sustainability [with Moffett Gateway],” said Nathan Donato-Weinstein.
Twenty steps to a light rail station, Moffett Gateway provides a forward-thinking campus with two high-performing office towers and a 30,000-sf rooftop garden. The developer is also implementing measures to ensure the building operates sustainably long term as tenants will be required to achieve at least LEED Gold standards for commercial interiors. In many ways, Moffett Gateway’s environmental leadership will be a catalyst for other Silicon Valley developers to push the envelope on sustainability.
Both Moffett Place and Moffett Gateway are driving changes seen across the industry from pioneering next-level amenities to pushing the boundaries on sustainability.
